New EPC Regulations 2025

Legislation has been proposed that will shake up the EPC rules for landlords. Currently, the Minimum Energy Efficiency Standard (MEES) that a rental property needs to hit is a EPC Band E. The proposed changes will see this move up to a Band C for new tenancies in 2025 and all tenancies in 2028.

Landlords will be expected to spend £10,000 to try to get to a rating of C on the EPC for an individual property. If you have a portfolio of houses, you'll be expected to spend £4,700 on average per property.

Properties will need efficiency upgrades. Some will need small upgrades such as energy saving light bulbs or loft insulation but others will need more significant upgrades like a new boiler or solar panels.

If landlords do not achieve a C band on their EPC, they will not be legally able to rent their property. Landlords found breaching the regulations will face significant fines.
